Q - Do I need planning permission for an extension to my house?
Generally minor changes such as those listed below do not need planning.
Check with us and we will be able to give you advice and guidance.
Generally, you will not need planning permission for:
- Building an extension to the rear of the house which does not increase the original floor area of the house by more than 40 square metres and is not higher than the house.
- Converting a garage attached to the rear or side of the house to domestic use so long as it has a floor area of less than 40 square metres.
- Building a front porch so long as it does not exceed two square metres in area and is more than two metres from a public road or footpath. If the porch has a tiled or slated pitched roof, it must not exceed four metres in height or three metres for any other type of roof.
Q - What do you need in order to provide a quote for an extension to my property?
We will need to arrange a consultation with you to review and discuss the scope of your project.
This will enable us to provide you with an accurate cost-estimate for the project.
We provide this service free of charge.
Q - Do all attic conversions need planning permission?
No, conversions incorporating roof windows to the rear only do not require planning permission – except on listed/ protected properties. All other roof alterations e.g. Dormer windows, windows to the Front or Side, require planning permission.
Q - What type of work do you do? We are interested in having some work done to our cottage and wondered whether you only work on large projects?

We can normally assign one of our dedicated teams to your project within one month of you receiving the necessary permissions for your works.
Q - Are there any unseen expenses / extras that need to be accounted for?
All quotations provided by Modern Developments are fully inclusive of all materials and labour, usage of skips and scaffolding, etc.
Q - What about Project Management of the Construction Stage?
We can organise and manage the whole construction process in a strategic and stream–lined manner. Ultimately, we want to ensure that your project is built to the required standard of workmanship, stays within the agreed budget and is completed in accordance with the programme of work schedule.
Q - Is your company insured?
Yes, we are fully covered by Public Liability and Employers Insurance. We are a C2 Registered and Homebond Registered Company. Homebond provides Structural Defects Cover for 10 years in respect of the repair of major structural defects.
Q - How long will my work take?
Every project assessed by Modern Developments will be translated into a written quotation where we will state both a proposed start date and end date and include payment schedule.
